Emlikk is a marketplace between real owners and real buyers. These terms set out what we guarantee, and what we ask of you.

This page explains how we actually handle your data. The final legal wording is still under review, and we'll update it here as soon as it's done. The company that operates the platform is still being incorporated, so this page does not yet carry its name, address or commercial registration number — we will add them here as soon as it is registered.

Buyers pay nothing

Browsing, filtering and contacting an owner are free for buyers and tenants — now and later. No commission, no paid “premium search”, and no fee for opening a conversation.

Listing and verification are free

Posting a listing and getting verified as an owner both cost nothing. Every paid service is optional and additional, and none of them is required for your listing to appear.

We work against brokering

This platform is for owners, not brokers. That's why there's a cap on active listings per verified number, and limits on how fast listings can be created and how many owners one account can message in a day.

  • These limits change and are tuned against real usage — an ordinary buyer never runs into them.
  • Reusing the same document across different units flags the account for review.
  • An account behaving like a broker can be suspended.

Your responsibilities as a lister

  • You genuinely control the unit you're listing.
  • The details and photos are of that unit, and current.
  • You mark the listing sold or rented as soon as it happens — that frees a slot for another of your listings.

Usage measurement

We measure how the site is used in order to improve it. On your first visit you choose between full measurement — which links your visits, records how you move through a page, and runs a Facebook advertising tool — and the anonymous minimum. You can change that choice at any time in your account settings.

Declining costs you nothing: search, chat, saving and listing all work exactly the same. What is measured, and what is never measured, is set out in the privacy policy.

How you agree to these terms

These terms take effect when you explicitly accept them while creating your account — not merely by browsing the site. We record that acceptance together with the version you read, so both sides can tell what was agreed and when.

When these terms or the privacy policy change materially, the version date changes and we ask again. A new version is never applied to an agreement given to different text.

The owner's number and requests to reveal it

By publishing a listing, you accept that a signed-in buyer may request your phone number. Your number is not published in the listing or in search results, and no reveal happens automatically or simply by opening the listing — it takes a deliberate tap from the buyer. You are notified every time, every reveal is recorded, and there is a daily cap on how many owners one buyer can reveal.

Chat inside the platform remains the primary way to make contact, and no buyer needs to reveal your number in order to talk to you.

What we're not responsible for

Emlikk is not a party to the contract between seller and buyer, and does not act as your lawyer or as the property registry. Verification lowers the risk; it is not a substitute for reviewing the contract and checking the paperwork before you pay.
